Why can Low EPC properties be purchased at a discount?

An EPC rating of F or G means that a property cannot be legally let as the 2018 Minimum Energy Efficiency Standards (MEES) Regulations require a minimum rating of an E. This is set to change in 2025 should Government plans to raise the minimum EPC rating to a C become a reality! Furthermore, lenders are beginning to decline lending against these type of property as they realise the detrimental impact a low EPC rating has on the value of a property! This can dramatically reduce the market of buyers and vendors will often reduce their asking price to reflect this, making them motivated sellers.
